The market
Westchester carries a substantial suburban office base, concentrated in White Plains and along the I-287 corridor, alongside dense multifamily and mixed-use in the southern cities of Yonkers, New Rochelle and Mount Vernon. The northern half of the county is lower density, with smaller retail and professional buildings serving individual villages.
What drives deals here
Two forces dominate. Suburban office has been under sustained pressure, which has created both distress and opportunity as buildings are repriced, repositioned or converted. At the same time, transit-oriented multifamily development around the Metro-North stations has been steady, and those projects regularly need bridge or construction capital ahead of permanent financing.
Common situations
Acquiring or repositioning an office building a conventional lender will not finance in its current condition. Funding a multifamily development or conversion near a station. Refinancing a maturing loan. Bridging a purchase to a hard closing date.

We do not lend on 1–4 unit owner-occupied residential property. Our lending is for investment and commercial real estate.
