About North Shore Funding
North Shore Funding Partners, LLC is a private real estate lender based in Westhampton Beach, NY, active in the market since 2006. We originate and close non-bank financing for real estate investors — deploying our own capital directly and, where a transaction is better suited elsewhere, placing it through our network of institutional and private capital partners.
We lend against any real estate asset with adequate equity. We do not lend against 1-4 unit owner-occupied residential property; every program is structured around the needs of investors, not homeowners.

Where we lend
Our focus is the greater New York area, with concentration in Long Island and the five boroughs of New York City.
How we work
- A direct lender first. Capital decisions are made in-house, without correspondent delay, whenever a transaction fits our own lending parameters.
- A broker when warranted. Where a transaction is better suited to another capital source, we place it through our network rather than declining it outright.
- Underwritten on the collateral. Equity-based underwriting allows for a same-day response in most cases, and closings measured in days when timing is the governing constraint.
