The market
Suffolk is really several markets wearing one name. Western Suffolk around Huntington, Babylon and Islip functions as an extension of the Nassau suburbs. Central Suffolk runs through the Hauppauge and Ronkonkoma corridor, the commercial spine of the county. The East End operates on an entirely different logic, driven by seasonality, hospitality and second-home wealth.
What drives deals here
Because the county spans so much ground, the financing needs vary widely. Retail and mixed-use along Route 110, Jericho Turnpike and Montauk Highway. Hospitality and restaurant property on the East End, where a season can make or break a year and conventional lenders often struggle with the cash flow pattern.
Common situations
Financing a seasonal hospitality property against trailing numbers a bank will not underwrite. Acquiring a retail or office property on a short closing window. Funding a build-out or expansion. Refinancing a maturing loan. Bridging a purchase on the East End where the timeline is measured in weeks.

What we do not lend on
We do not lend on 1–4 unit owner-occupied residential property. Our lending is for investment and commercial real estate.
