The market
Queens is the most varied borough in the city and the one where a single lending formula fits worst. Long Island City has been through a decade of high-rise development. Flushing operates as its own commercial ecosystem with a distinct investor base. Jamaica is a transit hub with steady redevelopment pressure. Meanwhile large stretches of the borough remain low-rise mixed-use with ground-floor retail and apartments above.
What drives deals here
Rezonings and transit access set the pace. Property near the subway lines and the LIRR carries development pressure that outer areas do not, and owners frequently need capital to hold or reposition an asset while an approval process plays out. Mixed-use buildings with retail below and residential above are the workhorse asset class here, and they often fall between conventional lending boxes.

Acquiring a mixed-use building on a fast timeline. Bridging a property through a rezoning or permitting process. Refinancing when a retail vacancy has knocked the numbers off. Funding a conversion or gut renovation.
