The market
Brooklyn is a multifamily borough first. The inventory runs from brownstones and small walk-ups through mid-size apartment buildings, with mixed-use retail-and-residential along the avenues. Downtown Brooklyn has added office and high-rise residential, but the bulk of transaction volume across the borough is still smaller multifamily and mixed-use trading between private investors.
What drives deals here
Value here is made through renovation and repositioning, not new supply. Owners buy tired buildings, upgrade them, and either hold or sell. That cycle needs capital that moves faster than a bank and tolerates a property in mid-renovation. Regulatory complexity around rent-regulated units also means a lot of buildings do not underwrite cleanly for conventional lenders.
Common situations
Buying a building at a price that only works with a fast close. Funding renovation on a partially occupied property. Refinancing out of a maturing loan. Pulling equity from one building to acquire the next. Resolving a partnership split or estate situation that requires a refinance.
