The market

Nassau is dense, built out, and expensive, which makes it a market defined by repositioning rather than raw land. Most of the deals we see involve an existing building changing hands or changing use: a retail strip along Hempstead Turnpike or Northern Boulevard being re-tenanted, an aging office building in the Mineola and Garden City corridor being converted or subdivided, a multifamily building trading between investors.

What drives deals here

Transit-oriented development around the LIRR stations has been the defining trend for years. Village centers from Mineola to Westbury to Farmingdale have pushed mixed-use development near the stations, and those projects frequently need bridge or construction capital before a conventional lender will commit. Add to that a steady flow of generational transfers, estate sales and partnership dissolutions in a county where a lot of commercial property has been held for decades.

Common situations

Buying a building where the seller will not wait for bank timing. Refinancing a maturing loan on a partially vacant property. Funding renovation to stabilize a rent roll before a permanent takeout. Pulling equity from one Nassau property to close on another. Stopping a foreclosure on a commercial asset with real equity behind it.
